Breaking news: Top brand J&P Realty promotes greater transparency in Lagos real estate transactions

J&P Realty Limited is placing greater emphasis on transparency in Lagos property transactions through its zero-inspection-fee policy, which removes upfront viewing charges for prospective clients.

Breaking news: Top brand J&P Realty promotes greater transparency in Lagos real estate transactions

The move comes amid concerns over the cost of property inspections, with some real estate agents charging between ₦10,000 and ₦20,000 before prospective buyers or tenants can view a property. Such charges can increase the cost of searching for a home, especially for clients who need to inspect several properties before making a decision.

According to the company, it introduced the zero-inspection-fee policy after receiving feedback from clients who considered inspection charges unreasonable and said they discouraged serious buyers from continuing their property searches.

Under the policy, prospective clients can inspect available properties without paying an upfront viewing charge. The company said the measure is intended to improve transparency at the early stages of a property transaction for prospective buyers and tenants.

The company takes a further step in promoting transparency through property verification. In a market where buyers may encounter misleading property information and unclear transaction terms, the process checks a property’s availability and ensures that the details presented are consistent with the proposed transaction.

“We match discerning buyers with their ideal properties, ensuring a seamless, transparent and efficient transaction process,” the company said.

That focus on transparency also extends across the company’s wider operations. Operating across Lagos and Abuja, it provides property sales, leasing and property management services to homebuyers, investors, property owners and Nigerians living abroad who require support with property transactions in Nigeria.

Over more than six years of operation, the company has completed over 50 property deals. According to J&P Realty, it records an average processing time of 48 hours from property inspection to key handover once the required documentation and transaction conditions have been completed.

Alongside transaction speed, access to clear information remains an important part of the property process, allowing buyers and tenants to properly assess a property before making a commitment. When charges, property details or transaction terms are not clearly presented from the outset, that assessment can become more difficult.

This has placed greater attention on transparency across the real estate process, especially among people searching for a transparent real estate agent in Lagos and seeking clearer information before making a decision.

The company said its approach extends beyond pricing to the information clients receive and the way each transaction is handled.

“At J&P Realty, we believe trust is built through action,” the company said in a statement published on its website.

That approach has also been reflected in client feedback, with one property owner commending the company after a four-bedroom semi-detached duplex that had remained on the market for almost three years was sold within two weeks of J&P Realty becoming involved.

“I had been trying to sell my 4-bedroom semi-detached duplex for nearly 3 years. Three years! I listed with different agents, tried word of mouth, and even posted on social media, but nothing worked. The moment J&P Realty came on board, the property was off the market in just 2 weeks. I honestly did not believe it was possible until it happened. If you have a property sitting unsold, stop wasting time and call these people immediately,” the client wrote in a Google review dated June 11.

Beyond property sales, the company’s property management service covers tenant screening, rent collection and maintenance for owners who may not be available to oversee their properties directly. The service also caters to diaspora property investors who require local representation and regular management of their assets.

The company also provides investment consulting and valuations services, through which it guides clients considering available opportunities before committing funds. This includes providing information on properties and supporting clients as they assess potential transactions within the Lagos real estate market.

“We assist clients in making informed real estate investment decisions, helping them maximise their returns and achieve their financial goals,” J&P Realty said.

That focus on informed decision-making also extends to property owners, who require clear processes when appointing an agent to lease, sell or manage an asset. Proper communication enables them to understand how their properties are marketed and how prospective tenants or buyers are assessed.

As property transactions continue across Lagos and Abuja, J&P Realty said it will maintain its focus on transparent processes, clearer information and property verification in its dealings with buyers, tenants and property owners.
